New build Motorway Service Area, between junction 9 and 10 on the M25, for the Extra Group comprising; 3,500m2 amenity building, 72 bedroom hotel, 850 space car park, largest filling station in UK and forming new junction on M25 to provide access to both east and west bound traffic.

The works were undertaken in five separate contracts including two enabling contracts. The enabling works comprised forming an access off the M25 (£0.5m) and archaeological works (£0.5m). Both these works were let on the NEC3 short contract. These works were followed by three simultaneous main contracts for the service Area (£30m), and filling stations (£5m), which were both procured using a single stage tender route under a JCT Design and Build contract, and S278 Highway works (£25m) to form new junctions on the M25 under the NEC3 contract option.
