New build Motorway Service Area, located at junction 2 on the M40, for the Extra Group comprising; 3,500m2 amenity building, 85 bedroom hotel, 750 space car park and filling station with 42 pump positions, which was the largest in the UK at the time of construction.

The works were undertaken in five separate contracts including two enabling contracts. The enabling works comprised demolition of existing structures (£0.2m) and translocation of ancient woodland soils to reception sites (£0.3m). These were followed by three simultaneous main contracts for the service area including the filling station (£27m), the hotel (£3m) and S278 highway works (£5m). The service area and hotel were procured using a single stage tender route under a JCT Design and Build contract. The highway works were procured under ICE conditions of contract.
